DE-CLUTTER

Showcase your home, not your belongings. Decide what you can live without until your home sells—then pack it up and get it out. Rent a storage unit or portable pod for extra furniture or unnecessary items to really set your home apart from the rest.

CURB APPEAL

Does your home look happy to exist? Curb appeal is crucial to a good first impression. Mow the lawn, prune the bushes, weed the garden beds, plant new flowers, power wash the exterior, pick up toys and pet waste, and wash the windows to truly wow potential buyers.

MAKE ANY NECESSARY REPAIRS

Consider a pre-sale home inspection to identify any issues. Make a list of everything that is defective, broken, or worn out—and make repairs. A home that looks well cared for will sell faster and for more money.

DEEP CLEAN FROM TOP TO BOTTOM

From ceiling fans to floors and everything in between, scrub every surface in your home until it sparkles. Pay special attention to the baseboards and door casings. We can’t emphasize this enough! Make your home shine and keep it clean during showings. Hire a professional to make carpets and rugs look—and smell—new again.

Prepping your home for photography & staging

With the majority of home buyers beginning their search online, our professional photographers will use their creative license to showcase your home and get those buyers in the door. Here are a few tips to ensure a successful photo shoot:

❱   Ensure your home is clean inside and out.

❱   Remove personal items for a neutral look.

❱   Remove clutter from all countertops.

❱   Remove trash cans from view.

❱   Make sure beds are made.

❱   Ensure toilet lids are down.

CLOSING THE DEAL

Offer Accepted

Once you accept an offer, your property will officially be under contract. We will work on your behalf to ensure that your best interests are represented every step of the way. Here are the final steps to “sold”:

SIGN THE CONTRACT

Once the sales price, terms, and closing date have been agreed upon, both you and the buyer will sign a purchase agreement.

HOME INSPECTION

An inspection will identify any issues with the structure, electrical, plumbing, HVAC, roof, and other systems that may not have been noticed during a walkthrough.

NEGOTIATE ANY REPAIRS

We will help negotiate any repair requests from the buyer.

HOME APPRAISAL

An appraisal is used by the buyer’s lender to determine if the property is worth the sales price.

FINAL WALK THROUGH

This allows the buyer to do one last check to ensure the property is in the condition they agreed to purchase it in, including any agreed upon repairs.

CLOSING

The property is officially transferred to the buyer, and the net proceeds will be sent to you.

Seller’s Costs

Here are the typical estimated costs associated with the sale of a single family home or townhome:
